Calculate Your Lending Risk

Download an Excel spreadsheet that will help you calculate your lending risk. 

Input the amount of all loans senior to your loan plus your loan, but do not include loans junior to your loan. Senior loans, liens and other encumbrances are found on the prelim title report.

The property market value is calculated with the property valuation tool above.

This valuable tool calculates and displays total encumbrances (unpaid loans, liens, etc.), the typical loan-to-value ratio adjusted for all encumbrances (not just the loans), as well as the equity remaining (or loss) after all encumbrances are paid.

This analysis estimates your financial position should the borrower default, assists in determining how much risk you are taking and helps determine how you will recover your investment.
